TENANTS NOTES RE: RESIDENTIAL LETTINGS

 1. TENANCY: Properties are let on an assured shorthold tenancy for which the minimum term must be not less than six months.  If the tenant wishes to leave he/she must give at least one months notice, to expire not earlier than 6 months from the commencement of the tenancy.

2. RENT: Rents are usually charged per calendar month.  We normally arrange for rents to be collected on the 1st of each month.  Where a tenancy commences during the first two weeks of the month the tenant will pay a proportion of the first months rent.  The tenants must pay their rent by monthly standing order into our clients account. 

 3. DEPOSITS: 1. A deposit equal to one months rent is required upon the commencement of the tenancy.  The Tenant pays the Deposit as security for the performance of the Tenant's obligations and to pay and compensate the Landlord for the reasonable costs of any breach of those obligations. It is specifically agreed that this money is not to be used by the Tenant as payment for any rent due under this agreement. No interest shall be payable on this Deposit. The balance of the Deposit to be paid to the Tenant as soon as reasonably possible after conclusion of the tenancy, less any reasonable costs incurred for the breach of any obligation as agreed by the appropriate deposit scheme, details of which are contained in the scheme's deposit information leaflet and website.  www.tds.gb.com

 4. INVENTORY: We will prepare a detailed inventory and schedule of condition of the property prior to the commencement of the tenancy.  The tenant signs this document as a record of the current condition of the property and is obliged to leave the property in the same condition when he/she leaves.

 5. REPAIRS: The tenant is responsible for keeping the property and furnishings in good condition.  Any damage which occurs should be reported to the Agents but the Tenant will be responsible for the cost of any repairs.

6. REFERENCES: We will require three references from all tenants - bank, employment and a personal reference, i.e. previous Landlord.

7. ANTI-MONEY LAUNDERING REGULATIONS:  All tenants must provide us with proof of identity and proof of residence when an application is made.

8. AGENTS FEE: The tenant will pay £120 inclusive of VAT when applying for a tenancy to cover the cost of preparing the tenancy documents, inventory and record of condition, references, etc.  The fee is not refundable if the application is unsuccessful.
